IQHQ, a premier life science real estate development agency, selected Erland, in collaboration with Ellenzweig, to revamp One Corporate Drive within Innovation Park, a world-class R&D campus in Andover. Erland renovated an existing 68,215sf, 2-story office building and constructed a new 59,994sf core & shell addition for Current Good Manufacturing Practice (cGMP) operations. Site improvements to the occupied campus included the installation of new infrastructure and underground utilities. The existing building was constructed for multi-tenant use. Erland performed a gut renovation to convert the space into a cutting-edge headquarters for a single life science tenant. The existing building was retrofitted to house future lab and business space. The addition was constructed to meet cGMP standards. Air handling units, generators, and switchgears were installed to support future operations. The addition’s unique curtainwall includes glazing extensions creating a fin-like facade. A new 2-story glass entry was also constructed to connect the existing building to the addition. The renovation and expansion have been designed to achieve LEED Gold Certification.
