100 Forge (Arsenal Yards)

Boylston Properties selected Erland, in collaboration with Ayers Saint Gross and BR+A, to construct 100 Forge, a new 9-story lab-ready facility in Watertown. The 185,000sf cutting-edge life science building is located within Arsenal Yards - an amenity-centric mixed-use development. 100 Forge has 1-level of below-grade parking as well as a 1-story enclosed mechanical penthouse above the highest occupiable floor. The facility has been outfitted with state-of-the-art, lab-focused MEP systems including two state-of-the-art Air Handling Units that each provide 85,000 cu ft of fresh air throughout the building per minute and contains three times as many microprocessors as the average car. It has also been sustainably designed and constructed to achieve LEED Gold Certification. The 150ft tall facility is the first out-of-the-ground purpose-built life science building in the town. Its stunning glass facade boasts views of the Charles River to the south and the Boston skyline to the east. This was Erland’s first time partnering with Boylston Properties.
