Dow Chemical Analytical Lab

Erland was selected as the Construction Manager to renovate an existing office space into a state-of-the-art analytical lab for The Dow Chemical Company. The scope of work included installation of new mechanical systems in the basement, sub-fab and new rooftop equipment including energy recover ventilators, exhaust fans and humidifier to support the lab operations. The balance of the facility, which includes multiple functioning Fabs, remained completely operational for the duration of the project. Due to the chemicals being used in the lab, the use group and fire rating of the space needed to change to a 1-hour assembly. This involved additional fire rating materials being applied to existing structural steel columns as well as replacing existing ceiling tiles with ones carrying a 1-hour rating. Because of the fire rating change, all light fixtures were required to have a ‘tenting structure’ built on top of them to give them the rating as well. An extensive coordination effort took place to ensure that all the supply, exhaust and return ductwork, as well as process utilities and electrical, would fit above a ceiling that was originally planned as an office space.
