In an effort to turn Building 18 into the new corporate headquarters for tenant LeMaitre Vascular, Nordblom teamed with Erland to renovate and fit-out 26,447 sf of existing office space into a state-of-the-art medical device corporate headquarters. The building’s facade underwent a complete refresh—receiving all new windows and storefronts as well as curtainwall and an overhead door for deliveries. Interior walls, partitions, ceilings, and finishes were demolished in order to create the tenant’s desired layout. The open-concept design includes new offices and conference rooms along the perimeter, kitchenette, reception area, and storage space in addition to the warehouse buildout. In lieu of a loading dock, Erland installed a hydraulic scissor lift for deliveries which required the creation of a pit within the slab to keep the equipment flush and the addition of a safety railing to prevent injury. Erland also refreshed the existing restrooms, upgraded the fire protection system, and ensured the building meets all ADA requirements. New sidewalks and sewage drains were installed in addition to the repaving of the parking lot to enhance curb appeal as well as the end-user experience.
